The written version
You're thinking about calling, but you don't know what you're signing up for. Here's the whole thing, start to finish, no surprises.
Step 1: You call or fill out a form. We'll talk for maybe 10 minutes. I ask about the house, your situation and your timeline, and that's it.
Step 2: I come see the house. Usually the same day or the next, whenever it's good for you. I'm not judging your housekeeping. I've seen everything and frankly, the worse it looks, the more interested I am.
Step 3: I give you a written offer. Usually on the same day we meet, definitely within 24 hours. I'll walk you through how I got to that number. If you want to think about it, it's a standing offer. Think about it as long as you like.
Step 4: If you say yes, we sign a simple contract and it goes to title. That's the part that takes the time. That's the 2 to 4 weeks, making sure there are no liens or other surprises we have to deal with.
You'll have your own attorney at closing. We require it, so someone at the table is looking out only for you.
Step 5: We close. You get a check and you're done.
No commissions, no repairs, no showings. And if at any point you decide this isn't for you, you walk. I mean that.

How long do I have to decide on your offer?
As long as you like. It's a standing offer. I'll walk you through how I got to the number first, so you know exactly what you're deciding on.
Can I change my mind after I say yes?
Yes. Until you sign, you can walk away at any point. After you sign, you have three business days to cancel for any reason, with no penalty. That's our policy.
