I buy houses in Hartford County, Middlesex County, Madison and Guilford, Connecticut. Here's what sets the closing date on a cash sale.
The written version
Everybody in my business says they can close fast. Let me tell you what actually controls the timeline, and it's not me.
Once we agree on a price, I don't need a mortgage. No bank, no appraisal, no underwriter. What we're waiting on is title: making sure there are no liens, no unpaid taxes, no surprise heirs. That usually takes 2 to 4 weeks and it's the same for everybody.
If somebody promises you 7 days, ask them one question: what happens if there's a problem with the title?
And if you need a specific date because of a closing on your next place, or a deadline you can't move, tell me up front. I'll be straight with you on whether or not I can hit it.
